The dollar

The US dollar circulates as legal tender in Panama, so there is no local-currency exposure on your purchase or your rent roll.

Ownership rights

Foreign buyers may hold titled property in their own name on essentially the same terms as Panamanian nationals, with narrow exceptions such as land near national borders.

A public registry

Titled property is recorded at the Registro Público. We verify title, liens and boundaries before you commit — and we tell you when a property is Rights of Possession rather than titled.

Residency paths

Programs such as the Friendly Nations Visa and the Qualified Investor Permit exist alongside property purchase. We coordinate with licensed Panamanian counsel; we do not practice law ourselves.

Listings we have already de-duplicated

The same unit is often published by five agencies at four different prices. Our system fingerprints and merges them, so a shortlist is a list of properties, not a list of advertisements.

Properties and leads are scored against your criteria — price against comparables, days on market, building and location factors — instead of ranked by whoever paid for placement.

FAQ

The questions we get from abroad

Can a foreigner buy property in Panama?

Yes. Foreign nationals may hold titled property in their own name on essentially the same terms as Panamanian citizens. There are narrow exceptions — notably land within a defined distance of national borders — and separate rules apply to Rights of Possession land. We confirm the status of any specific property before you commit.

Do I need to be in Panama to buy?

No. A purchase can be completed remotely through a power of attorney granted to your Panamanian attorney, with funds moving through escrow. We do the physical inspection and walk you through it by video. Many clients see the property in person for the first time after closing — though we would always rather you visit.

What is the difference between titled property and Rights of Possession?

Titled property is registered in the Registro Público and can be transferred, mortgaged and insured normally. Rights of Possession (derecho posesorio) is a recognised but weaker interest in untitled land, common in island and coastal areas. ROP is not automatically a bad deal, but it is a different risk profile and it must be priced as one. We always tell you which you are looking at.

Does buying property give me residency?

Property ownership and immigration status are separate matters in Panama. There are residency routes that interact with investment — the Qualified Investor Permit among them — and others that do not require property at all, such as the Friendly Nations Visa. Requirements and thresholds change, so we introduce you to licensed Panamanian immigration counsel rather than advising on it ourselves.

What currency are transactions in?

The US dollar. It circulates as legal tender in Panama alongside the balboa, which is pegged one-to-one and issued as coin. Prices, deposits, rents and closing figures are all in dollars.

What does property management cost?

It depends on the property, the service level and whether it is a long-term lease or short-stay. We quote a specific fee for a specific property after seeing it — we would rather give you a real number than a range that turns out not to apply to you.

How do you get paid on a purchase?

On a standard brokered sale in Panama the commission is customarily paid out of the sale proceeds by the seller. Where an arrangement differs — an off-market search, a buyer-side mandate, an advisory engagement — we put it in writing before we start work.

Do you work with clients who are not buying?

Yes. A good part of what we do is managing and leasing property for owners who bought years ago and no longer live in Panama, and reviewing portfolios for owners who want a second opinion on what they hold.
