Data protection and terms
Panama Law 81 of 2019. Last updated: October 2026.
- Controller
- Porta Rosa Real Estate, Panama City (contact address on the site); the legal entity operating the brand and listed in the stores is published here as soon as the partners set it.
- What we process
- what you send us (name, email, phone, message, questions to the assistant), data of the contractual relationship (owners, tenants, buyers: transaction documents, statements, inspection photos) and minimal technical data (access logs, a push token if you enable notifications).
- Why
- to answer your enquiry and handle it in our CRM; to provide rental management and accompany a purchase or sale; to send you the monthly report only if you subscribe (one-click unsubscribe); security and compliance (Law 81 of 2019).
- Basis
- your consent or the performance of the contract; legitimate interest only to reply to whoever writes to us.
- How long
- assistant conversations, 90 days; leads, while the relationship lasts or until you opt out (STOP/BAJA); contractual and accounting records, the legal periods.
- With whom
- providers that serve us under contract: hosting at OVH (server in the United States), transactional email, messaging (WhatsApp/Meta), push notifications (Expo), e-signature and identity verification if contracted, and the AI provider (Anthropic, United States), which only receives anonymised questions and, if automatic captions are enabled, inspection photos without metadata. We never sell data or hand it to portals. Those providers are in the United States: by using the platform you accept that transfer under each provider's contractual safeguards.
- Your rights
- access, rectification, erasure, objection and portability by writing to the contact address; you may complain to ANTAI.
- The app
- asks for camera and photo permission only when you attach a photo, and for notifications only if you enable them; it does not access your location or contacts; photos lose their metadata (EXIF/GPS) on our server.
- Terms
- Porta Rosa coordinates and publishes data with its source; it gives no legal, tax or immigration advice and promises no returns; it only advertises own inventory under a brokerage contract (JTBR Code of Ethics); it never receives or holds the parties' funds.
